We Meet the Asphalt and Hardscape Needs of Property Management Companies

Look into pavement challenges before someone trips and falls. Meanwhile, consider aesthetic upgrades to make HOA members proud.

The Asphalt Jungle is one of the premier asphalt and hardscape contractors providing services for professional property management companies throughout Los Angeles, Ventura and Santa Barbara Counties.

Homeowner association boards and condominium managers and staff know they work at the behest of the property owners. Assessing asphalt maintenance on driveways, walkways and parking lots before a car accident or slip or fall occurs is just common sense. Providing an attractive, functional, and problem-free environment is what it’s all about.

That includes ensuring the walkways, driveways, parking areas, and recreational facilities that require hardscape (e.g., pool deck areas, tennis courts, etc.) are kept in good order. What most residents notice are the aesthetics: is the asphalt or concrete smooth and unbroken, or are there cracks and potholes? Does the pavement complement other aspects of the landscaping? And is it well designed to serve the needs of residents – including allowing access as required by the Americans with Disabilities Act (ADA)?

What must be considered, too, is liability and injury-related litigation. Trip and fall accidents happen easily enough for all kinds of reasons, but if it’s due to poor maintenance of a walkway or parking lot, the onus of responsibility falls on the HOA. Depending on the severity of the injury and degree of negligence that can be proven in court, this can be a very costly problem.

How Property Managers Can Maintain Asphalt / Pavement

So how should Property Management staff stay on top of pavement maintenance to avoid such problems? A good strategy would be a pavement maintenance program. This could and should include the following:

  1. Inventory and assess all paved areas. This onsite inspection should include all public* (subject to ADA requirements) and private (accessed only by HOA members) walkways, driveways, parking lots and spaces. The assessment should also look at dates when the pavement was last installed or serviced. All exterior building elements have a shelf life, so it’s important to plan for deterioration.
  2. Do your budgeting.Factor in when significant maintenance will be necessary, as well as what should be done periodically, such as crack sealing asphalt, to prevent deterioration.
  3. Address all immediate repairs and maintenance needs. You can’t afford to wait if the area is in current use.
  4. Consider newer products, upgrades and redesigns. As needs change, so might the pavement. Color coating might improve aesthetics or provide better direction one where to walk, drive, and park.

*What defines public areas? These are any spaces where the public routinely or even occasionally would walk or drive. This can include loading zone areas and alleys, or even areas used only occasionally by outside parties. If once a year an event is held or an election polling place is stationed on the property, it is deemed “public access” and consequently is subject to ADA rules – and might be judged by your insurance company to be an additional liability issue.
